We are experienced in developing documentation to support the development application process and negotiating with councils in our areas of expertise. We have provided expert evidence in numerous Land & Environment Court proceedings.
Equally, we are adept at assisting councils and other government bodies needing to develop a better understanding of retirement village issues or to consider individual projects.

Management Plans
Our management plans have been developed over many years to meet the evolving needs of planning policies and their interpretation by councils and the Land and Environment Court. In doing this though we are careful to ensure that the approvals gained do not prove to be restrictive to the flexible ongoing operations of a project as the needs and aspirations of residents evolve over the life of the project.

We have an extremely sound understanding of management rights and are able to help clients who are considering buying or selling management rights to achieve good results.

Our directors have been involved in numerous projects on behalf or receivers or mortgagees. They have also been able to assist in the practical mediation of internal disputes.

Selected Consulting Projects
Landcom, Minto Urban Renewal Project ... Vision provided a general marketing commentary on the viability of a proposed retirement village component of this masterplan. Our conclusions were adopted by Landcom.
Hunters Hill Lodge ... on purchase by new owners in 2005 the structures and systems at this village were tired and sales rates had been poor. Vision has introduced a new direction to the village and slowly developed structural changes which have led to improved outcomes for residents in a number of areas and increased confidence from prosepctive residents. Sales rates have increased markedly and unit values have increased in a downward property cycle.
Benevolent Society ... Vision is assisting Australia's oldest charity in planning for its innovative "Apartments for Life" project at Bondi. This development will provide a range of affordable housing options for older people living within Waverley LGA. Vision's role is to provide guidance in the development of all aspects of the product based on its industry experience.
Illawarra Retirement Trust ... Vision conducted a Marketing Review of Macarthur Village which assisted the Trust to review its resourcing, advertising and promotion of the project.
Blue Haven, Kiama Council ... Vision developed a financial model to estimate the relative values of the new stock being added to this established village operated by Kiama Council.
The Grange at Berry ... the applicant engaged Vision to assist in this matter before the Land & Environment Court. We were able to resolve a number of issues of concern to council and assist the court as expert witness at the hearing before its final decision to approve the village. We have since been engaged to oversee the implementation of Vision Business Solutions to cover all aspects of the village's operations.
Lakefront Village, Toukley ... Vision conducted a project review to assist the owners develop new marketing strategies. The second stage of this project was to review all past leads and prepare a marketing plan for the village to be re-launched on commencment of a new development stage.
Thirlmere ... Vision prepared a Support Services Statement and Management Plan as part of the Development Application to Wollondilly Council and assisted the client in negotiations with council. The application was eventually approved by the Land and Environment Court where our documentation stood up to scrutiny by a court appointed expert without further input from us.
Summerfield Estate, Braidwood ... Vision prepared the Support Services Statement and Management Plan for this project which was approved by council. We have since been commissioned to assist the developer in a similar way with other projects.
